Can we bring our Axxerion data with us?
Yes — that's the point. Bedrok Pro imports directly from Axxerion Excel exports: work-order history (preserving numbers, dates, vendors, and status), lease abstracts and clauses, properties, and vendor records, validated thousands of records at a time. You go live with your real history, not an empty system.
Is Axxerion the same as Spacewell?
Axxerion was acquired by Spacewell, part of the Nemetschek Group. In 2022 Spacewell announced that its Axxerion facility management software and Cobundu IoT platform were being brought together under the name Spacewell Workplace, with the Axxerion real estate line rebranded as Spacewell Real Estate. Many teams still refer to the product as Axxerion.
Does Bedrok Pro handle leases, or only work orders?
Both. Alongside work orders and requests, Bedrok Pro manages full lease records tied to a property and suite: editable, downloadable lease abstracts modeled on the familiar Axxerion layout, rent schedules grouped by period, clauses and contacts, renewal options with auto-calculated notice dates, lease documents with an in-app PDF viewer, and a portfolio-wide rent roll.
How long does implementation take?
Far less than a traditional rollout, because the import does the heavy lifting. We load a month — or years — of your exported history, validate it against your property category's schema, and you have working dashboards and records. Go-live tooling includes a safe re-import with an automatic backup snapshot first.
Can different teams see different data?
Yes, and it's enforced at the data layer rather than hidden in the interface. Access is scoped by category, property, or branch: property managers see their portfolio, tenants and vendors see only what's theirs, and bank branch roles are scoped to their branch. Each client is an isolated tenant with row-level security.
Do you track vendor insurance like Axxerion does?
Yes. Certificates of insurance attach to vendors and properties with expiry alerts, and per-property approved-vendor rules mean an uninsured or unapproved vendor can't be assigned where they aren't allowed — useful for bank branches and other regulated sites.
We're on Spacewell now — is this still relevant?
Yes. Spacewell Workplace and Spacewell Real Estate are where the Axxerion product line ended up after the rebrand, so if your team is on either, everything here applies. Our import works from the Excel exports those products produce, and the migration story is the same: bring your work-order history, lease abstracts, properties, and vendors across rather than starting empty.
What if we're not ready to move everything at once?
You don't have to. Because Bedrok Pro imports the exports you already produce, many teams start by loading historical work orders to get reporting and oversight working, then move request intake, leases, and vendor management across as they're ready.
